For the the results in the Cibse gain I am getting a value of zero for sensible in rooms that have equipment gains and lighting gains as well as occupancy can you please help thanks for your time

I would suggest clicking on 'Full' in the bottom left of the CIBSE Gain results to view the full breakdown of the gains. That should give you a better idea of what is happening.
The information on heat load types here should also be of assistance.
