Promote a TEXT to a feature point-text

Question

Hi my question is: 
 How to promote a TEXT into a feature point-text and the properties the text is saved? Im using Bentley Map SS3 and SS4. 
 In Geographics the text were inserted into de database. 
 I would greatly appreciate to reply me, I think it must be something very simple.

Have a look at the attached ZIP file with text2xfm.mvba. A business property is loaded from a text string (an XFM schema is not needed)
