Terrain Edit- Deleting of Triangles-Not an editable terrain

Question

Hi, 
 Imported topo/Survey through "Attach Reference" method to prepare the Terrain. But its not allowing to edit the terrain/triangles and it is showing as "NOT AN EDITABLE TERRAIN" 
 Kindly suggest the Correct Terrain Preparation method to edit the triangles.

Select the terrain, and from the popup toolbar, select the unlock icon (on the right hand side) - there is also an option to remove the rules. There is a v8i note on this here, but it still applies.

to edit terrain you need to have it in your active dgn file. 
 Also, if the terrain is ruled to some data (files, elements etc), you need to remove rules from the terrain to make it editable.
