Add properties to components

Question

Hi, 
 
 The client I am working for has requested to add some new properties / user defined attributes to the components in the model. I have a cut and fill model for a tunnel and I need to add different sets of properties such as material, grading etc. 
 Is there a way of doing this? So basically when I select a component in the 3D model, under Properties I have a new tab with values that I assign.

 Please Explore Item Types tools. Plenty of info on this here and on youtube. We use it a lot, not only due to the Clients' requirements but it improves for example our BOQ workflow a lot.
