Parcel Grading Settings


The Parcel Grading Settings control the grading elements associate with each parcel. The display window illustrates two profiles, the minimum allowable profile and the maximum allowable profile taken along the center of the parcel.

Front Yard:
The Front Yard is the section from the Parcel Frontage to the end of the Building Away Slope, measured along the centerline of the parcel. The front yard will be mitered (angled) where it meets the side yards.

Min Front Yard Slope: The minimum slope for the front yard section of the Parcel Template. Note: This value can be positive or negative.

Max Front Yard Slope: The maximum slope for the front yard section of the Parcel Template. Note: This value can be positive or negative.

Side Yard:
The Side Yard is the section from the Parcel side to the End of the Building Away Slope, measured perpendicular to the centerline of the parcel. The side yard will be mitered (angled) where it meets the front yard and the Tie-in.

Min Side Yard Slope: The minimum slope for the side yard section of the Parcel Template. Note: This value can be positive or negative.

Max Side Yard Slope: The maximum slope for the side yard section of the Parcel Template. Note: This value can be positive or negative.

Back Yard:
The Back Yard is the section between the End of the Building Away Slope and the Tie-in, measured along the centerline of the parcel.

Min Back Yard Slope: The minimum slope for the back yard section of the Parcel Template. Note: This value can be positive or negative.

Max Back Yard Slope: The maximum slope for the backyard section of the Parcel Template. Note: This value can be positive or negative.

Back Yard Depth: The depth for the back yard section of the Parcel Template. Note: This value can be zero.

Pad Limit (without building):
The Pad Limit setting are only available when the Has Building option has been unchecked in the Building Layout section.

Min Pad Limit Slope: The minimum slope for the pad limit section of the Parcel Template. Note: This value can be positive or negative.

Max Pad Limit Slope: The maximum slope for the pad limit section of the Parcel Template. Note: This value can be positive or negative.

Tie-in:
The Tie-in is the section from the Back Yard, or End of the Building Away Slope if there isn’t a Back Yard, to the back of the parcel, measured along the centerline of the parcel.

Min Tie-in Slope: The minimum slope for the tie-in section of the Parcel Template. Note: This value can be positive or negative.

Max Tie-in Slope: The maximum slope for the tie-in section of the Parcel Template. Note: This value can be positive or negative.

Building Above Road: Specifies the relative distance that the building will be placed above the elevation at the Right-Of-Way (ROW) at the front of the parcel. Note: The shoulder slope form the Edge of Pavement to the ROW is controlled on the Cross-section template of the Street Path.

Build. Away Slope Dist.: The distance to that the Min Building Away Slope should be applied.

Min Building Away Slope: The minimum slope for the Building Away Slope section of the Parcel Template.
